Transforming the Heart of Perth: Exciting Updates on the ENEX Upgrade Project
We are excited to share an update on our ongoing ENEX upgrade project on behalf of ISPT at 100 St Georges Terrace, a live retail and office complex in the heart of Perth’s CBD. This dynamic project involves working across two retail floors with direct neighbours and 19 office floors above the works. ADCO’s extensive experience in managing live environments with constrained boundaries positions this project for success.
With a focus on maintaining seamless operations for live retail and office spaces, the project requires extensive stakeholder management and compliance within approved working hours. Major deliveries are carefully staged to minimise disruption to the shared loading dock and surrounding areas, and there is a strong focus to not impact the nearby heritage-listed Trinity Church.
Our People who Build have achieved some major milestones so far, including:
- Successful construction of a new lift shaft and overrun pit above Woolworths’ loading dock
- Controlled removal of escalators with zero safety incidents
- Extension of the 22-storey fire stair, adding three additional floors to connect a new fire exit at ground level
- Installation of 9 new windows (5m x 2.4m) within existing pre-cast concrete boundary walls on Levels 2 and 3
- Installation of 6 glazed skylights on the roof
- Replacement of 9 Air Handling Units to serve new office and food and beverage tenancies
- Extension of Levels 1-3 over a live pedestrian walkway
- Conversion of existing retail tenancies into future A-Grade office spaces and new food and beverage outlets on Level 2
Despite the logistical challenges, heavy demolition works at night, and staged construction approach, we are proud to maintain services and operations for all tenants and retail partners without major disturbances.
This complex project is a testament to the skills and dedication of our people, and we look forward to delivering an upgraded, state-of-the-art facility while preserving the heritage and integrity of the surrounding area.
